FREMONT — A Fremont tech and industrial park has landed a big Texas real estate firm as a buyer in a deal that shows rising property values for the site despite a post-coronavirus economic landscape that can be hazardous.Hines Interests, acting through an affiliate, bought the two-building complex in a $40.4 million deal, according to documents filed on Oct. 11 with the Alameda County Recorder’s Office.The two buildings have addresses that include 48603 and 48633 Warm Springs Road in Fremont. The current tenants in the industrial park include an electronics manufacturer, energy firms and a maker of optical products.The vast Tesla electric vehicle factory is located a few miles away. (BCN) -- The National Weather Service issued a Beach Hazards Statement on Friday, saying that dangerous beach conditions along the Bay Area coast will linger as a northwest swell continues to send sneaker waves onto the region's shores.Friday's Beach Hazard Statement replaced the High Surf Advisory that was put up Thursday to account for lingering dangerous conditions at Bay Area beaches, weather service officials said.Sneaker waves -- large, unexpected waves that sweep across a beach without warning -- are expected through late Friday night, the agency added.Affected areas include San Francisco, the coastal North Bay including Point Reyes National Seashore, the San Francisco Peninsula coast, northern and southern Monterey Bay, and the Big Sur coast. In 2022, more than 817,000 people left the Golden State for somewhere else in the U.S. About 475,000 people decided to move to California last year, meaning California suffered a net loss of around 342,000 to other U.S. states. As in years prior, Texas was the No. 1 target for people fleeing California. About 102,000 ex-Californians sought greener – or more likely, cheaper – pastures in Texas last year. That's a modest drop from 2021. Other popular destinations for Californians to move were Arizona (74,157 people), Florida (50,701), Washington (49,968), Nevada (48,836) and Oregon (36,429).
